What is an exclusive buyer's agent?

An exclusive buyer’s agent is a fully licensed real estate professional that has had extensive experience in real estate transactions in selling and buying roles. They have high-level negotiation and research skills and provide superior representation and protection to the property buyer.

The Queensland Government and the REIQ define a buyer's agent as an exclusive buyer's agent.

A selling real estate agent works for and has a legal obligation to the seller. In comparison, an exclusive buyer's agent works for and has a legal obligation to the buyer.  

Real estate agents are generally eager to work collaboratively with exclusive buyer's agents for a mutually beneficial outcome for all parties.  

What do exclusive buyer's agents do?

Buyer's agents can do as much or as little as a prospective buyer needs, from simply helping them determine what and where they want to buy to acting on a buyer’s behalf through every stage of the purchase process. 

Prospective buyers must consider whether they have the time, negotiation, research skills, professional tools, local property knowledge, local networks and real estate contacts to negotiate a successful property purchase. 

 

Fraser Coast Buyer's Agency will be able to help you with the following:

  • Search off and on market listings;

  • A ‘wish list’ analysis to understand your requirements to determine your ‘needs’ versus ‘wants’, also known as a scope;

  • Create a shortlist of properties for you to review;

  • Inspect and short-list suitable properties;  

  • Evaluate property data and provide a valuation range on properties ; and 

  • Bid for you at auction

 

Negotiate with the seller:

  • Negotiate the property purchase price and terms;

  • Oversee the contracts and exchange;

  • Pre-settlement inspections; and

  • Oversee and arrange due diligence such as building and pest inspections, surveys and engineering reports

How many properties should I look at
before I make a buying decision?

The short answer is - until the right property, as defined in your property scope, is identified.

 

The Fraser Coast Buyer's Agency team expend the research time and travel for listed and off-market properties, which can qualify as a shortlisted property group. We use our local knowledge, real estate agent contacts, and other network relationships to identify properties within your property scope. This entails travelling to and reviewing these properties for feedback to you, the buyer.

 

What exactly would you do for us?

It depends on what you require in the way of services.

You could be a home buyer (first or subsequent), a real estate developer, a property investor (either land, residential or commercial), or may require us to bid for you at auction.  You could be located in Australia, New Zealand or an expatriate elsewhere. The standard linkage is that you may need exclusive buyer's agent services for properties on the Fraser Coast.

 

Together we develop the scope of what you are looking for. Depending on your needs, this may be straightforward or more complex.  We use professional tools, local knowledge, real estate contacts, and other related resources to identify properties within your property scope. We then inspect and report using proprietary appraisal tools, which include recommendations.  We then discuss with you, recommend and then once you agree on the property of your choice to buy, we enter into negotiations on your behalf.

How do your fees work?

An initial retainer is required upon signing an agreement, and the retainer remains the same regardless of how many negotiations or auctions we attend, or the time it takes to find  your property. As a general guide, the fees for the service will be provided at your first consultation with us. At this point we will have a general understanding of your needs and requirements.
